WE MAINTAIN AN ACTIVE REGISTRATION, INSURANCE COVERAGE, AND REQUIRED BONDING IN EACH COMMUNITY THAT WE SERVICE. PLUMBING, ELECTRIC, AND HVAC CONTRACTORS ARE REQUIRED TO CARRY ADDITIONAL LISCENCING AND INSURANCE. OUR PROJECT MANAGEMENT SOFTWARE ACTIVELY MONITORS AND ENSURES THAT THE LISCENCES THAT WE UTILIZE ARE CURRENT AND ACTIVE.

OUR PROCESS IS STRUCTURED TO PROVIDE YOU WITH A DETAILED PRELIMINARY ESTIMATE WITHIN ONE WEEK OF YOUR INITIAL CONSULTATION. THIS ESTIMATE IS THE SAME FORMAT AND LEVEL OF DETAIL AS THE ESTIMATE THAT WILL EVENTUALLY BE USED IN CONTRACTING. WE USE ALLOCATIONS FOR FINISH MATERIALS, AND ESTIMATED NUMBERS FOR SUBCONTRACT ITEMS SUCH AS PLUMBING, ELECTRIC, AND HVAC. THIS PRELIMINARY ESTIMATE PROVIDES A BOTTOM LINE NUMBER AND A VISUAL AS TO HOW WE CALCULATE PROJECT COSTS. THE ACTUAL TRUE COSTS OF THE PROJECT ARE DETERMINED DURING THE DESIGN PROCESS BASED ON YOUR SCOPE AND MATERIAL SELECTION DECISIONS. View our project cost table

OUR PRELIMINARY ESTIMATE GENERATES A COST TO PROCEED WITH OUR DESIGN AGREEMENT THAT IS BASED ON THE OVERALL SCOPE OF WORK REQUIRED. THIS FIRST PAYMENT IS THE COST OF THE DESIGN AGREEMENT, WHICH IS GENERALLY APPROXIMATELY 5% OF TOTAL PROJECT COST.

THE PROJECT IS THEN DESIGNED AND READY FOR CONTRACTING. AT CONTRACT SIGNING A 35% DEPOSIT IS REQUIRED. THE FINAL PAYMENTS ARE BROKEN OUT BASED ON THE PROJECT SIZE, OFTEN 30% AFTER ROUGH INSPECTIONS, 25% AFTER INTERIOR TRIM, AND THE BALANCE DUE AFTER FINAL COMPLETION. LARGER PROJECTS HAVE MORE FREQUENT PAYMENT SCHEDULES WHICH INCLUDE FOUNDATION, FRAMING, AND EXTERIOR DRAWS.

OUR CONTRACT STATES THAT MATERIALS OF GOOD QUALITY WILL BE SELECTED AND THAT WE WILL MAINTAIN ALL MANUFACTURERS’ WARRANTIES. THE CUSTOMER IS LIMITED TO THE MANUFACTURER’S WARRANTIES FOR DEFECTS IN THE MANUFACTURE OF MATERIALS. ALL CONTRACTORS’ WARRANTIES ARE LIMITED TO A PERIOD OF NO MORE THAN ONE YEAR. THE CONTRACTOR’S WARRANTIES ARE LIMITED TO THE COST OF LABOR AND EXCLUDE ORDINARY WEAR AND TEAR OR ABUSE BY OTHERS.

OUR PROCESS IS STRUCTURED TO HAVE A FULL-TIME PSR LEAD REMODELER SUPERVISE AND MANAGE THE ACTIVITY IN YOUR HOME. QUALITY IS BEST WHEN THE CORRECT TRADESPERSON IS ON THE JOB. THIS REQUIRES UTILIZING QUALITY SUBCONTRACTORS IN ADDITION TO OUR PSR EMPLOYEES. WE UTILIZE THE SKILLS OF THESE PROS TO ENSURE THE BEST QUALITY PROJECT.

TRADITIONALLY, ARCHITECTURAL DRAWINGS WERE COMPLETED PRIOR TO AN OWNER CONTACTING A BUILDING CONTRACTOR. THE COMPLETED DRAWINGS WOULD THEN BE SENT TO MULTIPLE CONTRACTORS FOR COMPETITIVE BIDDING AND SELECTION. THERE ARE ISSUES USING THIS METHOD; MOST OF WHICH ARISE FROM A LACK OF COMMUNICATION AND COLLABORATION BETWEEN THE ARCHITECT, OWNER, DESIGNER, AND BUILDER.

KEEPING ALL OF THESE COMPONENTS ON THE SAME TEAM AND UNDER ONE ROOF ALLOWS FOR A MORE COHESIVE, COST-CONCIOUS PROJECT. THIS OFTEN REDUCES COSTS BY DESIGNING MORE CLEVERLY, RATHER THAN BUILDING TO A DRAWING THAT WAS CREATED PRIOR TO TEAM COLLABORATION.

IN ORDER TO CREATE THIS DOCUMENTATION WE WILL NEED TO RE-DRAW COMPONENTS OF THE PROJECT ALREADY DRAWN BY A 3RD PARTY ARCHITECT. THIS OVERLAP IN WORK CREATES SOME EXTRA COSTS COMPARED TO UTILIZING US EXCLUSIVELY, BUT IS NEVER A BARRIER TO PROCEEDING WITH US.
